How would you rate your focus on certain aspects of your life? Be it your job, family, friendship, or anything else, how much effort do you put into it? More importantly, do you know how to prioritise and fully commit to something?
If not, you’ll want to learn how to do this as soon as possible. People often ask me about how I go about maintaining my focus in different areas of my life. One of their most common complaints is about their inability to find a good deal.
Is it because they’re not lucky enough or they’re not looking in the right places? Maybe, but there’s a much bigger reason behind this – a lack of focus.
More often than not, it’s not about where you look but how closely. This is why instead of going all over the place, I advise investors to focus on three areas and three strategies.
The first step is to select three suburbs that you believe you should invest in. Then, take some time to learn everything about them. From the macro trends to the inner details, really dig deep into it.
Do that and you’ll have all the knowledge you need right away when you come across an interesting opportunity. You’ll know the potential of the property and whether you should take the deal. If you have to offer less, you can make the case with competence and convince the seller. This will make you much more competitive.
And don’t overthink the strategies that you should use. Choose the top three strategies that make the most sense to you. For example, you can go with HI-RES, subdivision, and construction. You’ll have the clarity to get the most out of your property.
Best of all, you can apply the concept of three areas and three strategies to your life. Pick three areas of your life to concentrate on at any one time, and arm yourself with three effective strategies.
